NORTH LONDON PIPELINE SPOTLIGHT: £2.6Mn PROJECTED UPLIFT

The Strategy: This 800sqm urban brownfield site is to move forward via a promotion agreement on a 80:20 uplift split in favour of the landowner. Following a positive pre-app phase, the proposal for 6 market-rate terrace houses faces additional challenges from a newly extant Tree Preservation Order (TPO) which may reduce dwelling capacity and GDV. 

  • The Play: Through close design development collaboration with the LPA and consultant team, we will maximise site capacity whilst enhancing existing site flora and community inclusion.

  • The Uplift: A projected £2.6Mn value jump upon planning approval.

  • The Split: £480,000 at 50/50 totalling £240,000

KENT PIPELINE SPOTLIGHT: £2.7Mn PROJECTED UPLIFT

The Strategy: This 6,000sqm urban infill land assembly is to move forward via a promotion agreement on a 80:20 split in favour of the landowners. The site benefits from dual access which will serve to maximise site coordination and density while opportunities to enhance onsite flora and fauna will ensure onsite BNG targets are met. 

  • The Play: A 9 dwelling scheme which includes the replacement of the existing dwelling to both street frontages with 4 semi-detached dwellings and 5 dwellings internally. 

  • The Uplift: A projected £2.7Mn value jump upon planning grant.

  • The Split: £430,000 at 50/50 totalling £215,000
